A university student returns to his home country to attend university.
He finds accommodation in the house of his childhood friend, Yumi, and her older sister, Yua, with whom he is secretly in love.
Other men live in the house, paying guests of the many rented rooms.
As soon as he arrives, Haruya is seduced by Yui and they make love.
Only later does he discover Yui having sex with all the guests in the house taking turns asking for a higher rent.
Haruya is approached by the ghost of the sisters' grandfather, an old pervert.
The ghost possesses him, forcing him to have sex until exhaustion with the sisters.
Yumi lets herself go easily to the new situation, ending up having the boy exclusively, while Yui is busy with the other guests.
They are joined by another girl, Suzuki, daughter of one of the guests.
Haruya ends up having sex with all three girls, separately and as a group, with the ghost's help, which gives him unnatural stamina.
In the finale, the male guests are replaced by young female students, who are obviously involved in Haruya's sexual acrobatics.
